We collect what you give us, store it in the United States, and never sell it. Visitor data captured at open houses belongs to the brokerage. We use sub-processors only to deliver the product. You can export or delete your data at any time.
1. Who we are
AM Open House is a software product operated by Mann Holdings Inc., a Delaware corporation with operations in the United States ("AM Open House," "we," "us"). For privacy questions, contact [email protected]. For data subject requests, see Section 9.
2. Scope
This policy applies to amopenhouse.com, the AM Open House web application, the iPad kiosk application, the agent mobile application, and any other product surfaces that link to this policy. It does not apply to third-party sites we link to. Brokerages that use AM Open House to operate their own properties are independent data controllers; this policy describes our role as a service provider to them and as a controller for our own marketing relationships.
3. Information we collect
3.1 Information you give us
When you create an account, we collect your name, work email, phone number, brokerage name, and primary market. When you set up a property, we collect listing details you choose to enter. When you subscribe to a paid plan, our payments processor collects card information; we receive a token, never the card number.
3.2 Information visitors give to your brokerage
Open-house visitors sign in with their name, email, phone, and any optional fields configured by the brokerage. This information is collected by the brokerage using AM Open House as a data processor. Brokerages are responsible for any disclosures required at the point of collection.
3.3 Information we collect automatically
We collect technical metadata necessary to operate the product: IP address, user agent, timestamps, page views, and event data within the application. We do not use third-party advertising trackers, behavioral ad networks, or social-media pixels on the marketing site or in the application.
3.4 Information from third parties
If you sign in via SSO at the Brokerage tier, we receive identity attributes from your identity provider (typically name, email, group memberships). If a third-party MLS integration is enabled, we receive listing data scoped to your brokerage's authorized access.
4. How we use information
We use information to provide the product, operate billing, prevent abuse, communicate about service-related matters, and improve the product. Specifically: to authenticate users, to deliver follow-up emails on behalf of brokerages, to generate seller reports, to process payments, to detect fraud, to debug errors, and to respond to support requests. We use limited aggregate and de-identified analytics to understand product usage; we do not use customer data to train third-party AI models, and we do not sell or rent personal information to anyone, ever.
5. Legal bases for processing
For users in the European Economic Area or the United Kingdom, we process personal data under the following legal bases: contract (to deliver the product to you or to your brokerage), legitimate interests (to secure the product, prevent fraud, and operate our business), legal obligation (to comply with applicable law), and consent (where required, such as for non-essential cookies). You may withdraw consent at any time without affecting prior processing.
6. Sharing and disclosure
We share information only with the sub-processors necessary to deliver the product and only for that purpose. Our current sub-processors are listed on the security page and include Cloudflare (compute, storage, network), SendGrid (email delivery), Square (subscription billing), and Sentry (error monitoring). Each sub-processor is bound by contract, and a current list with details is available on request.
We may disclose information to comply with applicable law, valid legal process, or to protect the rights, property, or safety of AM Open House, our customers, or others. We notify customers of legal demands when not legally prohibited from doing so.
7. Data retention
Account data is retained for the life of the subscription plus 90 days after cancellation, after which it is deleted unless we are required to retain it for legal or accounting purposes. Visitor data is retained per the brokerage's configured retention window, which defaults to twelve months. Audit logs are retained per the brokerage's configured policy, up to seven years on the Brokerage tier. Marketing-list data is retained until you unsubscribe, after which a suppression record is retained indefinitely to honor your opt-out.
8. Data residency and security
Customer data is stored in United States regions. We encrypt data at rest with AES-256 and in transit with TLS 1.2 or higher. Detailed posture is available on the security page. We follow industry-standard access controls and are pursuing SOC 2 Type II certification.
9. Your rights
9.1 Account holders
You can access, export, correct, or delete your account data at any time from inside the product or by emailing [email protected]. We respond to verifiable requests within 30 days.
9.2 California residents (CCPA / CPRA)
You have the right to know what personal information we collect, to delete it, to correct inaccurate information, to opt out of any sale or sharing of personal information for cross-context behavioral advertising (we do not engage in either), and to be free from discrimination for exercising these rights. To submit a request, email [email protected]. You may designate an authorized agent.
9.3 European Economic Area, United Kingdom, and similar jurisdictions
You have the rights of access, rectification, erasure, restriction, portability, and objection. You may lodge a complaint with your supervisory authority. Where we process personal data on behalf of a brokerage, please direct requests to the brokerage as the controller; we will support them in fulfilling their obligations.
9.4 Visitor records
If you signed in at an open house and want your record removed, the brokerage that operated the event is the controller of that data. We will direct you to the brokerage and assist them in honoring your request promptly.
10. International transfers
Our infrastructure is in the United States. If you access AM Open House from outside the United States, you understand that information will be transferred to and processed in the United States. Where required, we rely on Standard Contractual Clauses or other valid transfer mechanisms.
11. Children
AM Open House is intended for use by real-estate professionals and adult open-house visitors. The product is not directed to children under 16, and we do not knowingly collect personal information from children. If you believe a child has provided us with personal information, contact [email protected] and we will delete it.
12. Cookies and similar technologies
The marketing site uses essential cookies for session continuity and basic analytics. The application uses cookies for authentication and session management. We do not use third-party advertising or behavioral cookies. You can control cookies through your browser settings; disabling essential cookies may prevent the product from functioning.
13. Communications
We send service-related communications (security notices, billing receipts, important product updates) that you cannot opt out of while you have an active account. Marketing communications are opt-in and include an unsubscribe link in every message.
14. Changes to this policy
We may update this policy from time to time. Material changes will be communicated by email to account holders at least 30 days before they take effect, with a summary of what changed. The effective date at the top of this page reflects the most recent revision.
