Ugh! Another Open House?
An Open House in real estate is a necessary evil. I say evil in a very light way. Not many agents or brokers desire to spend their Saturdays and/or Sundays away from their house, family and friends. However, if you’re like me, and signed up to be a real estate professional, then this is the story of your life!
Open Houses can be one of two things. It can be a total waste of 1-4 hours of your time, or an opportunity to meet tons of people with the real potential to buy property in the near future. In my business, which is focused on the investment side of real estate (including foreclosures and commercial real estate), an Open House is a huge asset.
When I did my first REO Open House, it was amazing to me. I did a 3 hour Open House that had over 40 people show up. Almost all of them were investors and I quickly realized that doing these Open Houses weekly would be a huge advantage. I was able to meet around 25-30 investors on a given day and add them to my database when I got new property in order to send them the newest foreclosure listings. Over the years, I have developed a database of well over 7,000 people, and a typical property I receive doesn’t stay on the market for longer than a few weeks because of this. Open Houses alone are the reason why this database is so big.
In doing these Open Houses on a weekly basis, I couldn’t help but laugh. Being part of a young generation that was all about technology and showing up with the good old fashioned pen and paper was certainly laughable! I would spend hours deciphering names, phone numbers, email addresses in the hopes that I would be able to get it right. I have long thought it would be amazing if there was a better way. But honestly, there wasn’t.
I tried every single Open House app for iPad® and Android™ on the market, and none of them provided me with the information that my clients wanted quickly, efficiently, and easily. Easily is definitely the key word here. There are some great apps out there that try and tackle the issue I was having, and some of them were close to doing it, but I always like to analyze my data. With most of them, they combined my information into one place where I just couldn’t easily see where or what happened.
That’s why AM Open House was born. There was a ton of thinking about it, a lot of drawings and writing about it, and I knew it had to be done. It took quite a few months to develop and get this app the way I wanted it, but in the end it does what many other apps could not. It simplifies the Open House process. Here’s the kicker, since none of the information is ever stored on your iPad® or Android™ device, you never have to worry about losing your data. It’s stored in the cloud at all times, and if your device runs out of battery, you can pick up another device, log in, and continue where you left off.
In today’s world, the cloud is a huge part of life. I basically run my entire life from the cloud. From my Google Apps for Business which runs my email and calendar to my Dropbox, Evernote, and other apps that simplify my life, it’s always about efficiency. AM Open House is that efficiency the real estate world has been looking for.
